The Best Peterborough Neighbourhoods for Families: A Local Mom & REALTOR®’s Guide
If you’re thinking about moving to Peterborough, Ontario with your family, one of the first questions you’re probably asking is: What are the best neighbourhoods in Peterborough for families?
As a Peterborough REALTOR® and a mom of two, I can tell you that there isn’t one neighbourhood that wins across the board. The right area really depends on your family, your budget and what you want your day-to-day life to look like.
Do you want a big backyard? Somewhere the kids can walk to school? A newer home with less maintenance? Trails nearby? A neighbourhood where you can walk for coffee?
Peterborough has a little bit of everything, so here are a few areas I often suggest families explore.
1. Peterborough’s North End
The North End is always worth a look if you’re searching for a family-friendly neighbourhood in Peterborough.
You’ll find a mix of established streets, mature trees and plenty of detached homes, including bungalows, sidesplits and two-storey properties. Many homes have good-sized yards, and there are parks, schools and everyday amenities throughout the area.
One thing I love about the North End is that it feels established. You’re not necessarily moving into a street where every house looks exactly the same, and there are homes at a variety of price points depending on the pocket, size and level of renovation.
Great for: Families wanting an established residential neighbourhood, mature lots and convenient access to amenities.
2. West End & Kawartha Heights
If newer homes, family subdivisions and easy access to shopping are high on your wish list, Peterborough’s West End should definitely be on your radar.
The West End and Kawartha Heights area has a wide range of housing, from townhomes and starter properties to larger detached family homes. You’ll also find plenty of parks, schools and newer subdivisions throughout this part of the city.
For commuters, the West End can also be appealing because of its access toward Highway 115.
And speaking as a mom, convenience matters. Being able to get groceries, get someone to an activity, pick something up at the last minute and get home without turning it into a cross-city expedition is underrated.
Great for: Growing families, commuters and buyers who prefer newer subdivisions and nearby amenities.
3. East City / Ashburnham
If your dream neighbourhood involves character homes, mature trees, trails and being able to walk or bike to some of your favourite places, take a look at East City.
This is one of Peterborough’s most recognizable neighbourhoods, with a mix of older homes, charming streets and easy access to parks, trails and the Otonabee River.
You’re also close to local favourites along Hunter Street East and within easy reach of downtown.
Homes here can vary significantly in age, size, condition and price, which is why it’s important to look beyond the listing photos when you’re buying in an older neighbourhood.
But if you love a home with a little personality instead of something cookie-cutter? East City has plenty of it.
Great for: Families who value walkability, character homes, trails and a strong neighbourhood feel.
4. Jackson Creek / Westmount Area
Another area families should consider is the Jackson Creek and Westmount pocket.
You’ll find established residential streets, mature landscaping and a variety of detached homes. Depending on exactly where you’re looking, there are parks, schools and trails nearby, while still being a relatively short drive from downtown and major shopping areas.
This can be a good middle ground for buyers who want an established neighbourhood but don’t necessarily need to be right in the middle of everything.
Great for: Buyers looking for mature neighbourhoods, detached homes and access to green space.
5. Newer North & Northwest Peterborough
If your wish list includes a modern floor plan, ensuite bathroom, attached garage and a kitchen that doesn’t immediately have you pricing out a renovation, Peterborough’s newer neighbourhoods are worth exploring.
Areas around Chemong Road and the expanding north and northwest portions of the city have seen considerable residential development, offering newer townhomes, semis and detached homes.
For a busy family, there’s something to be said for moving into a home where the major systems, windows, roof and finishes are all relatively new.
Less time renovating = more time doing literally anything else.
Great for: Families looking for newer construction, modern layouts and lower-maintenance living.
So, Which Peterborough Neighbourhood Is Best for Your Family?
Here’s the REALTOR® answer you probably knew was coming: it depends.
But that’s actually a good thing.
Peterborough isn’t a city where every family is competing for one tiny pocket. Different neighbourhoods offer very different lifestyles, housing styles and price points.
When I’m helping a family buy a home in Peterborough, I don’t just ask how many bedrooms they want.
I want to know what Tuesday afternoon looks like.
Where do the kids need to go? Do you commute? Do you want to walk places? Do you need a fenced backyard? Are you willing to renovate? Would you rather have a smaller house in your favourite location or more space a little farther out?
Those answers usually tell us much more than a basic list of must-haves.
